Payments, Financing & Warranty
What is your payment structure?
Our payment plan follows four major build milestones, each triggering a percentage-based payment:
30% – 30% – 20% – 20%
Phase 1: Subflooring, framing, insulation, OSB siding, doors/windows framed, roofing
Phase 2: Doors/windows installed, drywall, moisture barrier, rough plumbing/electrical, insulation, paint, flooring
Phase 3: Finish plumbing/electrical, cabinetry, final drywall
Phase 4: Final touches and client walkthrough
Do you offer financing?
We do not offer in-house financing, but we can connect you with trusted resources to assist you through the financing process. Many of our clients have used personal loans, RV loans, or HELOCs to successfully fund their builds.
What warranties do you offer?
We offer a:
one-year limited warranty on materials and workmanship. Manufacturer warranties may also apply to appliances and other components.
two-year structural warranty to our builds.
Do you require a deposit to reserve a build slot?
This is addressed in our payment structure. We do not require a deposit upfront. The first payment is only due when construction begins.
What forms of payment do you accept?
We accept certified checks and bank transfers. If you have a preferred payment method, please reach out to confirm we can accommodate it.
Can I use a personal loan, RV loan, or HELOC?
Yes. We’ve seen many clients use a variety of financing methods including personal loans, RV loans, and home equity lines of credit. We’re happy to help guide you toward options that fit your situation.
Can you build a tiny house for $50,000?
Yes, it’s possible, but highly dependent on size, materials, and finishes. At American Built Tiny Homes, our models start above that range due to high-quality materials, certified construction, and customization options. DIY or minimalist builds may hit the $50K mark, but often sacrifice durability, insulation, or certification.
Construction & Customization
How long does it take to build a unit?
Build time is typically 12 to 16 weeks after production begins. Customizations may extend this slightly depending on complexity and material availability.
Are these units certified?
Yes. All our homes are built and certified to meet or exceed the following standards:
NFPA 1192
ANSI A119.5
NFPA 70 NEC 551
ANSI/RVIA Low Voltage Standard
What utilities do I need to set up the unit?
Our homes require standard RV-style utility hookups. This includes a 50-amp electrical connection, fresh water supply, and sewer or septic line.
What materials do you use to build your tiny homes?
We offer both steel frame and wood frame builds. Steel frames offer added durability and resistance to pests and weather, while wood frames provide a more traditional appearance and finish. All materials are chosen for durability, efficiency, and compliance with ANSI and NFPA standards.
Can I bring my own design or floor plan?
Yes. You’re welcome to bring your own design, or work with us to develop a plan that fits your vision. We are flexible when it comes to creating a home that reflects your unique needs.
Do you offer off-grid options (solar, composting toilet, etc.)?
We can include off-grid solutions such as solar panel integration, composting toilets, or off-grid water systems upon request. These features should be discussed early in the planning phase to ensure a seamless design.
Is it cheaper to buy a tiny home or build a tiny home?
Buying a completed tiny home is often more cost-effective and time-efficient than building from scratch. When you build, you may face unpredictable material and labor costs, permitting delays, and design challenges. Purchasing from a builder like us gives you transparent pricing, faster delivery, and access to expert craftsmanship.
Is 1200 sq ft considered a tiny house?
No. Most definitions cap tiny homes at 400 sq ft or less, especially those built as Park Model RVs. A 1200 sq ft home is considered small, but not tiny. Our homes typically range from 200–400 sq ft.
Zoning, Placement & Legal
Can I place these on my property?
It depends on your local zoning regulations. We build to high standards, but every city and county has different rules. Please contact your local jurisdiction or planning office to confirm placement eligibility.
Can these units be used as permanent residences?
In many cases, yes. However, this depends entirely on local zoning and building codes. Some areas allow Park Model RVs as primary residences, while others restrict long-term occupancy. We recommend checking with your local authorities before purchase.
What are these units considered?
Our units are classified as Park Model RVs and are registered through the DMV. This allows for mobility and simplified placement in certain zones.
Do you help with the permit process?
We do not handle permitting in-house, but we can connect you with experienced permit consultants who specialize in local compliance. Their expertise ensures your project meets all applicable codes.
Do I need a foundation, or can it stay on wheels?
Our homes are built on trailers and can remain mobile. A foundation is not required. However, some customers choose to anchor or skirt the unit once it’s placed. Local codes will determine what’s necessary or allowed.
Can you help with site inspections or prep?
Yes. While we don’t perform site work directly, we can recommend trusted partners who handle grading, foundation prep, and utility connections.
Are there any areas or states you don’t deliver to?
We deliver nationwide across the U.S. However, delivery conditions may vary depending on access and road conditions at your location. Please contact us to confirm logistics for your area.
Delivery & Setup
Do you deliver, and where to?
Yes. We deliver to all 50 U.S. states. Delivery fees depend on distance, road access, and any special transport considerations. We’ll provide a quote based on your location.
Do you help with setting up the unit on-site?
Yes. We offer delivery and setup services and can connect you with contractors for skirting, anchoring, utility hookups, and any additional site work needed.
Can I tow the unit myself?
Technically yes, but we do not recommend it. These homes are heavy and oversized, often requiring specialized equipment and experience. We work with licensed transporters to ensure safe delivery.
What happens if the home is damaged during delivery?
We take extensive precautions during transport. In the rare event that damage occurs, we ask that you notify us immediately. We will coordinate with our delivery partners to resolve any issues promptly.
Post-Sale Support & Living Experience
Do you offer support after delivery?
Yes. We provide ongoing support and are available to answer questions or assist with warranty claims and maintenance advice after delivery.
Is the unit insulated for 4-season climates?
Our units come insulated for comfort across multiple climates. If you live in an area with extreme temperatures, we offer upgrade options for enhanced insulation and energy efficiency.
